How to Get a New Roof in Florida for Little to Nothing Out of Pocket
If your Southwest Florida roof is aging or storm-worn, you may be able to replace it with little — sometimes nothing — out of pocket. Two Florida programs make it possible: the My Safe Florida Home grant(free money that doesn't get paid back) and PACE financing(no money down, repaid over time). Used together, they can get many homeowners close to cost-neutral once insurance savings are factored in. Here's exactly how each one works.
1. The My Safe Florida Home Grant — Free Money for a Stronger Roof
My Safe Florida Home(MSFH) is a state-run, hurricane-readiness program. It starts with a free wind-mitigation inspection, and qualified homeowners can receive grant funding of up to $10,000 toward eligible roof and storm-protection work. The best part: it's a grant, not a loan — it does not have to be paid back.
Funding is limited each cycle and awarded first come, first served, so it pays to start early. In general, the program is aimed at owner-occupied, single-family Florida homes with a homestead exemption, an insured value of $700,000 or less, and a building permit dated before 2008 — with priority given to homeowners 60 and older and lower-income households. Exact eligibility is confirmed when you apply, and we walk you through it on our My Safe Florida Home page.
2. PACE Financing — A New Roof With No Money Down
PACE financing(Property Assessed Clean Energy) helps qualified Florida homeowners pay for a new roof and other storm-hardening upgrades with no out-of-pocket cost up front. Instead of a traditional loan, you repay over time through a fixed assessment added to your property tax bill — with predictable payments and no balloon.
A couple of things to know so there are no surprises: PACE is financing repaid as a property-tax assessment, and it's only available in participating Florida counties — in our area that currently includes Sarasota and Manatee. It's a great fit for many homeowners, and we'll always help you confirm whether it's the right tool for your situation. You can check availability and request details on our PACE financing page.
Combine Both to Get Close to Cost-Neutral
Here's the strategy we use with homeowners: the MSFH grant covers a big chunk of the cost (money you never repay), PACE covers the rest with no upfront payment, and the lower insurance premium from a new, wind-mitigated roof helps offset the monthly PACE payment. The result for many homeowners is getting a brand-new, storm-ready roof while staying close to cost-neutral month to month. Results vary by home, insurer, and county — but the combination is powerful.
3. What Roof Work Qualifies
Both programs reward roofs built to current Florida wind code. As an Owens Corning Platinum Preferred, licensed Florida contractor (FL CCC1337763), Gulf Harbor does the qualifying work and documents the wind-mitigation features your insurer needs for a discount. That includes:
- Full roof replacement with wind-rated materials
- Shingle, tile, and metal roofing systems
- Secondary water barriers (peel-and-stick underlayment) that can earn insurance credits
- Storm damage repair and re-roofs after hurricane season
Not sure where your roof stands? Start with a free, no-obligation roof inspection — we'll document everything with photos and tell you honestly whether you need a repair, a replacement, or nothing at all.
4. Where We Help Homeowners Save
Gulf Harbor Roofing is based in Venice and serves homeowners across Southwest Florida. The grant and financing programs are especially active in the Sarasota and Manatee county communities we cover, including:
Venice · Wellen Park · Sarasota · Lakewood Ranch · Bradenton · Osprey · Nokomis · North Port · Englewood

The Bottom Line
Between the My Safe Florida Home grant and PACE financing, a new, hurricane-ready roof is within reach for far more Florida homeowners than most people realize — often with little to nothing out of pocket. Funding is limited and awarded first come, first served, so the best move is to get your free inspection on the calendar and find out what you qualify for.
